Harwood Garage is a 505-space parking garage that was developed in 2018. Fortis acquired two ground leases adjacent to Harwood Center in 2017. Harwood Center, like other 1980’s downtown office buildings, was built with approximately 1 parking space per 1,000 square feet. Today, the demand for parking in downtown Dallas has changed, businesses are making work spaces more densely populated and surface parking lots being developed or turned into parks. This has increased the demand for parking and in order to keep existing and attract new tenants, additional parking garages are being built by office buildings in downtown Dallas. Jacobs Engineering, an existing tenant at Harwood Center, was moving their headquarters from California to Dallas and signed a lease for its headquarters at Harwood Center because of the increased parking capacity afforded by the new Harwood garage. The additional parking provided by the garage will keep Harwood Center competitive. Harwood Center’s occupancy is 91% and is outperforming the market.
